Find Out Why Everyone’s Buying Homes in Sun City

Nothing stops the wheel of time. No matter how hard we try to stop the ageing process, it catches up to us eventually. However, we can at least prepare ourselves for the inevitable.

Investing in retirement homes has become more popular in recent years. Desirable areas are being snatched up by property developers and realtors whenever they become available, but there are still some relatively undiscovered areas. The latest area to come under fire from homeowners and developers is Roseville.

Sun City Roseville is a community that is built around support active seniors. They place a restriction on families: one member must age 55 or older. Because of this restriction, it’s an extremely popular destination that is tailor-made to suit retirement homes and large families. There are currently 3110 homes with an impressive list of amenities which are designed and staffed to help residents pursue the lifestyle they want.

Rising Property Prices

Sun City has seen a considerable increase in property value of the past couple of years. In December 2011, the median sales price for a property was $278,000. That has steadily increased over the past couple of years and now sits at a staggering $400,000—that’s a $122,000 increase over just five years.

In contrast, the number of sales has fluctuated wildly, but the past couple of months has seen some decline in sales throughout Sun City. Market trends indicate that median home sales have increased by 10% over the past couple of years, and they are expected to continue rising as a result of more Americans who want to invest in their retirement homes.

The brief pause in Sun City’s property grab has sparked an opportunity for anyone looking to get into the real estate market. Homes are set to increase in price over the next couple of years, and the average number of rentals has seen a gigantic growth spurt over the past few months, indicating that many retired seniors are testing the waters before they invest in a home at Sun City.

Amenities that Add Value

One of Sun City’s biggest selling points is the amount of amenities that are tailor-made to accommodate the needs of active seniors. In addition to the hand-picked staff, there are golf courses, dining areas, community events, and a number of fitness and sports areas that are crafted to fit the needs of the retired. And of course, we can’t forget the beautiful city of Roseville either.

Having so many well-equipped and modern facilities gives property in Sun City an extra kick. Prices for property spike up when they are close to locations such as public transport or airports, but for a retirement home, that isn’t necessary. Most residents of Roseville travel in their own cars or bikes, so there’s little to no need for public or private transportation in Sun City.

Instead, what potential buyers are looking for is convenience. Close access to facilities and centres that will assist in their daily lives, as well as luxury areas that offer a sense of community, fun, and relaxation. Almost every property in Sun City offers that and more, which is an attractive selling point that will mark up property prices as 2018 approaches.
